Our Design Build Process

A Proven Path to Your Masterpiece

Building a custom home is more than just a project — it’s a personal investment in how you want to live. At Masterpiece Design/Build, we believe the journey should feel as inspired and rewarding as the final result. That’s why we’ve developed a proprietary design build process that unites clear communication, decades of experience, and thoughtful planning into one seamless approach.

Our custom home process is structured but flexible, transparent but tailored — giving you peace of mind from the first sketch to the final key handoff. With Masterpiece, you get more than a builder. Step One.

Initial Consultation

Every great home starts with a conversation. This first step in the custom home process is where we get to know you — your vision, your lifestyle, and what you want this home to feel like.

We’ll discuss your preferred architectural style, family needs, location, and investment range. Whether you’ve already chosen an architect or plan to use our full design build process, we’ll meet you where you are. We also review any inspiration you have — from Pinterest boards to wish lists — so that we can align your priorities with practical possibilities.

This is the foundation of everything that follows. The better we understand your goals, the better we can guide you through the experience of building a custom home that truly reflects you.

Step Two.

Feasibility

Before moving forward, we want to make sure your vision aligns with your investment goals. This step in the custom home process is all about clarity. Using insights from your initial consultation, we develop a high-level feasibility review — including a rough budget range based on size, scope, and site conditions.

We’ll walk you through key cost factors, evaluate your lot or proposed location, and flag any zoning or permitting considerations that may impact your design. This gives you a realistic framework to decide how best to proceed — with no pressure, just practical insight.

Feasibility is included as part of our no-cost design build consultation. It’s one more way we make building a custom home with Masterpiece feel informed, intentional, and grounded from the very beginning.

 
Step Three.

Design Build Agreement

If you don’t already have architectural plans, this is where our full design build process begins. Once the feasibility estimate is approved, we enter into a formal Design/Build Agreement — a collaborative partnership that sets the foundation for your custom home.

From here, our team gets to work on drafting your preliminary floor plans and elevations, guided by your goals, inspiration, and investment parameters. Every detail is shaped with care and intention, and you’ll be included in the process from the very first line drawn.

This is the moment where vision meets execution — a key milestone in the custom home process that ensures you’re moving forward with clarity, creativity, and expert support at every step of building your custom home.

 
Step Four.

Professional Service Agreement

Already have finished architectural plans? No problem. If you’re entering the custom home process with a complete set of drawings, we’ll bypass the design build process and move directly into a Professional Service Agreement.

Upon acceptance of the Feasibility estimate, we’ll begin coordinating permitting, materials, scheduling, and construction logistics based on your existing plans. You’ll still receive the full Masterpiece experience — trusted communication, expert oversight, and high-quality execution — from blueprint to final walkthrough.

This path keeps your project moving forward smoothly while still delivering the same craftsmanship and care we’re known for in building a custom home on the Treasure Coast.

 
Step Five.

Value Engineering

A key part of our design build process is ensuring that every decision you make brings lasting value — not just beauty. That’s where Value Engineering comes in.

In this phase of the custom home process, we look for opportunities to optimize design, materials, and construction methods without compromising quality or aesthetics. Whether it’s adjusting framing techniques, recommending alternative finishes, or sourcing cost-effective systems, we help you weigh every option with your budget, priorities, and long-term goals in mind.

This isn’t about cutting corners — it’s about building a custom home with smart, thoughtful choices that maximize return on investment and ensure every dollar is working as hard as we are.

 
Step Six.

Preliminary Budget

With your concept drawings and early selections in place, we begin shaping your budget with real numbers and clear expectations. This stage in the custom home process allows us to combine design intent with construction reality — giving you a reasonably accurate estimate before moving into final plans and selections.

We’ll review your preliminary floor plans, discuss optional upgrades or substitutions, and fine-tune the scope to match your goals. It’s a collaborative checkpoint within the design build process, ensuring we stay aligned on vision and value.

Step Seven.

Final Design Stage

Once your preliminary budget is approved, we move into the most detailed and exciting phase of the custom home process: final design. Here, complete construction drawings are developed, ready for permitting and execution. This is where your vision starts taking shape on paper — and soon, on-site.

Together, we’ll refine every element of your home: plumbing and lighting fixtures, windows and doors, cabinetry, trim, appliances, interior and exterior finishes, and more. Through our trusted network of design professionals — including kitchen designers, cabinet specialists, landscape architects, and smart home consultants — we guide each choice with care and clarity.

This stage of the design build process is a critical moment of alignment: where your desires meet the practical realities of budget, timeline, and construction. It’s also one of the most enjoyable parts of building a custom home — watching the vision evolve into a full set of plans and specs that are uniquely yours.

Once the plans are finalized and selections approved, we prepare detailed construction documents, define the full scope of work, and establish a working timeline — setting the stage for a smooth and successful build.

Step Eight.

Final Construction Agreement

This step finalizes the paperwork that brings your home from planning into reality. As part of our Design Build Process, the Final Construction Agreement includes everything your lender, POA, or permitting office needs — from detailed architectural plans and specifications to payment schedules and construction timelines.

This agreement formalizes the work outlined during the previous stages of the Design Build Process, ensuring all parties are aligned on scope, costs, and expectations. These documents are also submitted to local building and health departments for approval.

While changes can still be made during construction, our proven Design Build Process minimizes surprises by front-loading decisions, communication, and coordination. This is where trust turns into commitment — and your Masterpiece moves forward with confidence.
