Design and construction, under one roof of accountability.

In the traditional model you hire an architect, then a builder, and the gaps between them become your problem. Cost surprises, change orders, and finger-pointing all land on you. Our design/build approach removes that risk. We manage design and construction together, working with trusted architects and skilled trades, so the budget is honest from day one and one firm is responsible for the outcome.

Design

We develop preliminary plans with real-time cost modeling, so design and budget move together. Two to three rounds of revisions are typical. Nothing is finalized until it is right and the numbers work.

Pre-Construction and Build

We lock selections, final pricing, and permitting, then build with a dedicated project manager and consistent communication. Full pre-construction commonly runs about 6 to 7 months before ground is broken.

Deliver

A meticulous final walkthrough, a punch list completed to standard, certificate of occupancy, and a warranty handoff. Then a relationship that lasts well beyond move-in.

What is the difference between design/build and hiring an architect and a builder separately?

In design/build, one firm carries both the design and the construction under a single contract. In the traditional route you hire an architect, complete a design, then take it out to builders for pricing, which is the point where many homeowners learn the design they love costs more than they can spend. Design/build prices the work while the design is still moving, so budget and drawings stay in step.

When do we get a real price, not an estimate?

Before permits. The Big Five selections are locked during design, which is what lets us price the actual finishes rather than carry placeholder allowances that get trued up during construction.

How many projects do you take on at once?

A limited number each year, by design. It is the only way the same people who plan your home can stay close enough to it to be accountable for how it turns out.

Who is our point of contact during construction?

The same team that designed the home. Because design and construction sit under one roof, there is no handoff to a separate builder and no gap where a question falls between two companies.

Is design/build more expensive?

Not when you account for total cost. Redesign fees, bid-gap surprises, and change orders in the traditional model often close the gap quickly. Our approach delivers more predictable final costs.

How long does it take before we break ground?

Pre-construction typically runs 6 to 7 months, covering design, selections, and final pricing. Multiple rounds of revisions can extend the design phase.

How many design changes can we make?

Two to three revisions are typical during the design phase. Minor tweaks turn around quickly, larger redesigns take longer. We make sure the design is right before moving forward.

When do selections need to be made?

As early as possible. We provide a selection timeline that guides you through the most critical choices first. Plan on consistent attention over several weeks to complete all finishes.
