Barrier-island building, done right.

Hutchinson Island runs the length of the Treasure Coast, from Stuart north through Jensen Beach and Fort Pierce to North Hutchinson Island. It is a barrier island, which means the Atlantic sits on one side and the Indian River Lagoon on the other, and every home built here has to answer to both.

That is a different job from building inland. Wind loads are higher, flood elevations are stricter, salt reaches everything, and getting materials onto the island takes planning that starts long before the first delivery. We design for those conditions from the first sketch rather than discovering them at permitting, which is how a coastal home ends up both beautiful and durable.

What building on a barrier island really involves.

Wind load and impact protection

Coastal Florida carries some of the most demanding wind requirements in the country, and a barrier island sits at the sharp end of them. Structure, openings and roof assemblies are engineered for it from the outset, not upgraded later.

Flood elevation and finished floor height

Island lots carry flood zone designations that set how high the finished floor has to sit. That single number shapes the stairs, the entry, the driveway and the way the house meets the ground, so we resolve it before the design gets committed.

Salt air and material selection

Salt finds every fastener, finish and fixture on an island. Material choices that are merely fine inland get replaced here, so we specify for the environment rather than the showroom.

Coastal setbacks and permitting

Building near the dune line brings state coastal review on top of county permitting. Knowing which approvals are needed, and in what order, is the difference between a schedule that holds and one that slips a season.

Access and logistics

Everything reaches an island by bridge. Deliveries, trades and staging all have to be sequenced around that, which is a planning problem long before it is a construction one.

Do you build custom homes on Hutchinson Island?

Yes. A private oceanfront residence in Sea Oats on North Hutchinson Island is one of ours: a three-story, 6,000 sq ft ground-up custom home taken from raw site work through to the final walkthrough, with the ocean on one side and the Indian River on the other.

What makes building on a barrier island different?

Three things drive most of it: higher wind loads, stricter flood elevation requirements, and salt exposure that punishes the wrong materials. Add bridge-only access for every delivery and the result is a build that has to be planned more carefully than an inland equivalent.

How does flood elevation affect the design of the house?

It sets the finished floor height, which then determines the entry sequence, the stair count, the driveway grade and how the house sits on the lot. Because it changes the look of the home and not just the paperwork, we settle it during design rather than at permitting.

Do you renovate existing island homes, or only build new?

Both. Many Hutchinson Island homes were built decades ago to older coastal standards, and a renovation is often the point at which windows, roofing and finishes get brought up to what the location actually demands.
